Welcome to Marilla Garland Property Management Limited  - if you are looking for a property to let in Cambridge and the surrounding areas you are in the right place.  We want to help you find your new home. We pride ourselves on working with landlords who offer good quality accommodation onto the market.  With a good selection of both furnished and unfurnished properties we are sure that we will be able to assist you in what you are looking for.

Some of our clients, the landlords, want us to fully manage their properties for them, others want us just to collect your rent and a few will be happy to carry out the management and rent collection themselves.  We appreciate that this is something that as a tenant, you would like to know from the outset, and therefore you will always be informed of this information when you are being shown around the properties.

We will show you around properties during working hours, Monday to Friday as a rule.  We realise that sometimes as a prospective tenant you may want to view properties in the evenings and at weekends but we do have to respect the outgoing tenant’s privacy.  Therefore, if you really cannot make a time during the day we will always do our best, with the occupant’s permission to arrange an out of hours viewing.  We always advise that you start booking your appointments at least 3 days in advance to avoid disappointment.  Whilst empty properties can be viewed very quickly, any outgoing tenant has to be given the correct notice and it is worth bearing this in mind.  If you don’t have your own transport when arranging property viewings do let us know.  Our cars are fully insured to take prospective tenants as passengers and we can also pick you up from the train station or bus station if you are coming to Cambridge for the first time.

When you confirm that you wish to take a property, we will put your offer to our client, the landlord as quickly as possible.  As soon as your have been accepted, we will require application form(s) to be filled out and the property will then come off the market.  We cannot stop marketing the property until application forms have been completed and checked and the administration fee has been paid.  The full procedure for this will be explained to you in person.   All occupants over 18 must complete an application form on the property. Sometimes, due to your circumstances, it will be necessary for a guarantor to be included in the procedure. 

You will be required to pay your first month’s rent and deposit in cleared funds on or before the day the Tenancy Agreement commences.  All deposits taken by Marilla Garland Property Management Limited are paid over to The Deposit Protection Service.  For full information on the service they provide you can go to www.depositprotection.com.

The rents quoted on all properties managed by us are exclusive of utility bills and council tax, UNLESS otherwise clearly stated in the advertising material of a particular property.  We will advise you when you move in who the utility providers are.

We do expect all tenants moving into a property to have full tenant’s insurance cover in place.  We can arrange this for you in conjunction with N W Brown insurance brokers, or you can arrange your own cover.  We will need to check the policy of any independent cover to ensure that it covers you correctly for accidental damage to the landlord’s contents.

When you move into your new home, you will be given a full inventory to check, the correct keys and appropriate number of sets for the front and back door, and a welcome pack relevant to the property. We will also ask that you set up your standing order for future rent payments.  You will hold a copy of the signed Tenancy Agreement and we would advise that you always keep this in a safe place because it is an important Legally Binding document.
